Sequelize equivalent of Inner Join with Left Join in Many-to-Many with Has-Many

I am trying to build the following query using sequelize, but am having trouble figure it out the mapping to sequelize constructs.
The goal is to list all the conditions from either a pet that you own or from a pet that you are a "friend" of (like a co-owner).

the query

SELECT * FROM condition
INNER JOIN pet ON pet.id = condition.pet_id
LEFT JOIN pet_friend ON pet_friend.pet_id = condition.pet_id
WHERE pet.owner_id = 123 OR pet_friend.friend_id = 123;

attempt to build the query using sequelize

the problem

First I got the following:

(node:19369) UnhandledPromiseRejectionWarning: SequelizeEagerLoadingError: PetFriend is not associated to Condition!
    at Function._getIncludedAssociation (/.../node_modules/sequelize/lib/model.js:710:13)

Then, I tried adding the following to PetFriend model's associate:

PetFriend.hasMany(models.Condition, { through: models.Pet });

Only to get the error:
